3. Filing the Claim

You call your carrier, describe the storm date and damage, and get a claim number. It is your claim, in your name. Check your policy for the filing window.

4. The Adjuster Meeting

The carrier sends an adjuster. We ask to be there, on the roof, report in hand, so you are both looking at the same hits.

5. Scope & Estimate

The carrier issues a written scope of what it agrees is damaged. We read it line by line and supplement anything missed.

We build to the approved scope, whether a repair on one slope or a full roof replacement, including the code items your county requires.

7. Completion & Depreciation Release

We send the final invoice and completion photos so any withheld depreciation is released. You pay your deductible plus any upgrades.

ACV, RCV, and the Holdback

Replacement cost value (RCV) is what it costs to put the roof back with new material today. Actual cash value (ACV) is that number minus depreciation for age and condition. Many replacement-cost policies pay ACV first and release the withheld depreciation — the “holdback” — once the work is finished; some pay ACV only. Your declarations page says which; we will not guess.

Functional damage shortens the roof’s life or lets water in: fractured mats, granule loss to the fiberglass, creased tabs that lost their seal. Why We Want to Be on the Roof When Your Adjuster Is

How to Spot a Storm Chaser Before You Sign Anything

After a hailstorm, Charlotte fills with trucks from other states. A few habits give the bad ones away:

  • The signature comes first. A contingency agreement before anyone has inspected the roof. You sign nothing to get an inspection from us.
  • The roof is “free.” Nobody can promise what your carrier will approve before the adjuster has been out.
  • The deductible disappears. The most common pitch and the clearest red flag.
  • The office is a P.O. box. Ask who holds the workmanship warranty three years from now. Ours is in Charlotte.

Timelines & Denials

Deadlines, Denials, and What Happens Next

Two clocks matter: the window to report the damage, and the window to finish the work and collect the withheld depreciation. Both are set by your policy, so check it early and write the dates down.

If the claim is denied or comes back far lower than the damage warrants, ask for the adjuster’s report in writing and request a re-inspection with our photo report in hand. Beyond that, a licensed public adjuster or an attorney can represent you, and the North Carolina Department of Insurance takes consumer questions. Our documentation is yours either way.

Questions Homeowners Ask After the Adjuster Leaves

Should I sign a contract with a roofer before the adjuster has been out?

Nothing needs signing to get our inspection and report. We ask for an agreement only once there is an approved scope and a price you understand.

What is recoverable depreciation, and when do I get it?

The part of a replacement-cost settlement held back until the work is done. We send the invoice and completion photos when we finish, and the carrier releases it within the window your policy sets.

My neighbor got a full roof from the same storm and I got a repair. Why?

Different shingles, ages, and slope orientations take hail differently, and adjusters vary. If you believe slopes were missed, ask for a re-inspection with our report; if not, a repair is the right answer.

Will filing a roof claim raise my premium?

We cannot tell you, and no roofer honestly can. It depends on your carrier, your history, and your area. Ask your agent before you file.

What if the adjuster’s estimate is lower than your quote?

We compare the two line by line and submit a supplement for the gaps: missed slopes, code items, materials left out. Carriers often revise; if not, you decide whether to pay the difference, adjust the scope, or dispute it with your own representation.
