One of the biggest decisions a property owner faces is how far to go. A roof that’s failing wholesale needs replacement; a roof that’s tired but structurally sound can often be restored or coated for a fraction of the cost. We give you the honest read so capital goes where it actually needs to.

Full Re-Roof (Replacement)

When the membrane is at the end of its life, saturated, or has widespread failures, a new system is the right long-term investment — and it resets your warranty clock. Best when leaks are recurring and repair dollars are stacking up.

Restoration

For a roof that’s aged but sound, restoration — repairs plus a fluid-applied coating system — renews the surface, seals the seams, and can add 10–20 years of service without the cost and disruption of a full tear-off.

Coatings

Silicone and acrylic coatings reflect heat, waterproof the field, and are often eligible for a renewed manufacturer warranty. A budget-friendly way to extend a roof and cut cooling costs.

Tear-Off

Removing the old roof down to the deck lets us inspect and correct the substrate, upgrade insulation, and start clean. It’s the right call when there are already two roof layers, when the existing roof is wet, or when code requires it. More disruption up front, but the soundest long-term result.

Recover (Overlay)
